Let’s face it: The housing sector is a buyers market. Potential customers want the latest and the best of everything, while demanding the greatest possible value. S.I.Ps (Structurally Insulated Panels) have actually been around since the 1930's. Frank Lloyd Wright used them. Now you can too. These structural panels are part of the growing trend in pre-fabricated materials, and can be used as walls, floors, and ceilings. They are sometimes called “sandwich panels”, and consist of an insulating core material with O.S.B. (Oriented Strand Board) glued to the outsides. In the U.S., S.I.Ps panels are typically made with an expanded-polystyrene core (E.P.S.), but are also available with a poly-urethane core. Alterative skin-materials can include metal, cement board, fiberglass, or pressure-treated plywood.
These panels can be installed in a fraction of the time it takes to stud-frame a building, and require only a few specialized tools such as nylon webbing and rachet straps at the jobsite. They can be ordered with electrical chases pre-cut into the panels at specified places, and on-site modification is fast as well.
Although they cost more than the lumber and labor for a stud-framed home, when the total job cost is adjusted for the savings from a less-expensive HVAC system, S.I.Ps. panels only added 6% to the job cost for a 1,000 S.F. home. In fact, with tax breaks and energy savings, in less than 3 years the homeowner broke even. If this homeowner put their monthly savings back into their mortgage payments, they would turn a 30-year into a 20-year mortgage.

This materials schedule itemizes all materials needed to construct the home that are on the plan. While we do not certify the 100% accuracy of the list, due to the way our software performs, as long as we have your input for type of materials you wish to use (floor joist type, subfloor thickness for example), the schedule is quite complete. It is an excellent time saving guide to estimating the cost of constructing a home.
Additionally, we will provide a lumber cut sheet that specifies each piece of lumber, and what pieces it will get cut into, and the amount of waste for each piece. You can view a sample list here.
There are elements of the schedule that can be customized, as noted above. For an hourly charge, we can also input cost items as you desire, as well as values for waste/loss and permitting fees etc.

Catalog home plans can provide an excellent solution for homeowners or builders who are looking for a cost effective and time critical solution.
The major benefit of using a catalog plan over a custom designed plan is a cost savings of up to 60%. Secondly, the delivery timetable cannot be matched as a catalog plan can be shipped when ordered, versus an average six week delivery on custom plans.
The critical considerations when deciding to order a catalog plan are the lot size and set-backs requirements for your lot, which must match or be larger than the size of the catalog plan you are interested in. Check with your city or county planning department to determine what these are.
Of course, specific style, number of stories, and living square footage are other important personal considerations. If all of these elements can be satisfied by the catalog plan you like, the entire process of home design becomes much easier because your plans are ready to be printed.
